One of the fastest parts of the market got even faster
The numbers for the three months ending August 31, 2026 are in. The lead fact is this: supply is still very thin in parts of this market, and some homes are moving faster than ever.
The National Association of Realtors counted 1.60 million homes for sale across the whole country in September 2026. This market tells a tighter story.
The ZIP that moved fastest: 94024 (Los Altos)
The Real Estate Data Aggregator counted 1.1 months of supply in ZIP 94024 for the three months ending August 31, 2026. That is the lowest in this market.
62.8% of homes there went under contract within two weeks of listing. That is the second-highest share in this market for that period.
Fewer homes sold than a year before, down 18.3% per the Real Estate Data Aggregator. But the ones that did sell moved at a median of 9 days. That gap between fewer sales and fast movement tells you supply, not demand, is the binding force here.
The ZIP where speed jumped the most: 94041 (Mountain View)
ZIP 94041 had 64.7% of homes go under contract within two weeks, the highest share in this market, per the Real Estate Data Aggregator. That is up 14.7 points from the same three months in 2025.
The average sale price there was 108.2% of list price, the highest sale-to-list ratio in this market for that period. Median days on market was 10, down 3 days from a year before.
How the ZIPs compare on speed
ZIP 94028 (Portola Valley) sits at the other end. The Real Estate Data Aggregator counted just 21.1% of homes going under contract within two weeks there, down 28.9 points from a year before. Median days on market was 42, up 26 days from the same period in 2025. Not every part of this market is moving fast.
Months of supply across the market
ZIP 94305 had just 0.8 months of supply, the tightest in this market. Only 4 homes sold there in the period, so that number reflects a very small sample, per the Real Estate Data Aggregator.
Where sellers are getting above list
In ZIP 94041, 58.8% of homes sold above list price, per the Real Estate Data Aggregator. In ZIP 94061 (Redwood City), 61.1% did, up 14.5 points from a year before. In ZIP 94306 (Palo Alto), 56.6% sold above list.
ZIP 94028 (Portola Valley) saw only 26.9% sell above list, down 30.2 points from a year before. The sale-to-list ratio there was 99%, meaning the average home sold just below its asking price.

The wider picture: rates and national inventory
CNBC reported on October 14, 2026 that the average 30-year fixed mortgage rate is forecast at 7.4% for the fourth quarter of 2026. That is the same level Redfin reported as a 3-year high on October 8, 2026.
Redfin reported on October 15, 2026 that the typical U.S. homebuyer's monthly payment hit $2,777, the highest on record except for the week before. That is a national figure, not this market's.
The National Association of Realtors reported existing-home prices up 1.3% nationally in September 2026. The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. This market's prices moved differently by ZIP, as the Real Estate Data Aggregator numbers show.
CNBC also noted that pending sales fell 8.5% year over year in September 2026, per Zillow. In parts of this market, pending sales also fell. ZIP 94024 saw pending sales down 19% from a year before, per the Real Estate Data Aggregator.
