One part of Primary Buy Box is giving buyers more room
Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. In most of Primary Buy Box, that pressure barely shows. But in ZIP 95033, the Real Estate Data Aggregator counted signs of a softer market well before September arrived.
ZIP 95033: the one ZIP where buyers have more room
The Real Estate Data Aggregator counted 6.1 months of supply in ZIP 95033 for the three months ending July 31, 2026. That is up 1 month from the same period in 2025. Homes sat for a median of 54 days, which is 23 days longer than a year before. The median sale price came in at $1,327,000, down 2.8% year over year. Those three things together tell a clear story: sellers here are competing harder for buyers.
Only 6.7% of homes in ZIP 95033 sold above list price in that period, per the Real Estate Data Aggregator. That is down 8 points from a year before. The average sale came in at 97.1% of list price. Homes are not flying off the shelf here. Not every home sat, but most did not spark a bidding fight either.
The rest of Primary Buy Box looks very different
Every other ZIP in this market ran tight in the same three months. The Real Estate Data Aggregator counted 1.3 months of supply or less in ZIPs 95030, 95032, 94030, 94401, 94402, 94403, and 94070. ZIP 94402 had just 0.8 months of supply and a median of 12 days on market. ZIP 94010 saw 65.9% of homes sell above list price. ZIP 94403 hit 107.3% sale-to-list. Those are not soft numbers. Redfin reported that San Jose home prices rose 0.9% month over month on a seasonally adjusted basis in August, which fits what the tighter ZIPs here are showing.
What this means if you own in ZIP 95033
The Real Estate Data Aggregator counted 60 homes for sale in ZIP 95033, up 5.3% from a year before. New listings rose 1.9%. More choices, slower pace, and a price that dipped a little: buyers are in a better spot to compare and negotiate. Sellers need to be especially sharp on price and preparation. A home priced even slightly high will sit longer than the 54-day median.
There is one encouraging sign. The Real Estate Data Aggregator counted 38 pending sales in ZIP 95033, up 22.6% from a year before. Demand is not gone. Buyers are moving when the price is right.
The national picture adds context
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Redfin reported that 21% of U.S. home sellers dropped their asking price in the four weeks ending September 20. ZIP 95033 is feeling that national softness. The tighter ZIPs in this market are, for now, holding firm against it.
