The hills side of Los Gatos slowed, but prices still rose
Prices rose, but not every home moved fast. That is the clearest thing the numbers say about ZIP 95033 right now.
The Real Estate Data Aggregator counted 33 homes sold in ZIP 95033 for the three months ending August 31, 2026. That is down 5.7% from the same three months in 2025. The median sale price was $1,500,000, up 11.1% year over year. So prices climbed even as fewer homes actually closed.
More time, more choices
The Real Estate Data Aggregator counted 63 homes for sale in 95033, up 26% from a year before. New listings rose 25.6%, to 49 homes. Supply climbed to 5.9 months, up 1.5 months from 2025. That is a real shift. Six months of supply is often where the balance tips toward buyers.
The median home sat on the market for 59 days. That is 14 days longer than the same period in 2025. Only 23.1% of homes went under contract within two weeks of listing, though that figure is actually up 11 points from a year before. So the quick sales are still happening, just not for most homes.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. The 11.1% gain in 95033 ran well ahead of that pace. Even the slower parts of this market outpaced the national number.
