Same Buy Box, Two Different Clocks: Los Altos Moves in Days, the Redwood City Hills Take Months

Twelve weeks ending August 23, 2026: two markets inside the same territory moved at dramatically different paces, one measured in days, the other stretching past a month and a half.

Every ZIP code in this report sits inside the same broad buy box. The same agents circle the same open houses. The same buyers cross-shop the same price bands. And yet this period, two of those markets are running on completely different clocks.

Put a listing up in one town and it can go under contract before the second weekend of showings even happens. Put a similar listing up fifteen minutes away, and it might still be waiting for an offer when the leaves start to turn.

That's the story sitting inside the twelve weeks ending August 23, 2026: Los Altos and the Redwood City hills, inside the same territory, telling two very different stories about how fast a home moves.

Start with Los Altos. This period, the median time to go pending there was 6 days, the fastest pace anywhere in the territory. Supply is thin to match: about 1.2 months of it, meaning the homes currently listed there would sell through in a little over a month at the current pace. Sellers are winning the negotiation too. The average sale closed at about 102.6% of its asking price, and the median sale price landed at $4,945,000.

The Redwood City hills are working through an entirely different calendar. There, the median time to go pending stretched to 55 days this period. Supply runs a bit deeper too, at about 1.5 months. The leverage sits with buyers instead of sellers this time: the average sale closed right at 100% of list price, with a median sale price of $3,137,500.

Speed and price don't always move together, even on the faster side of this same territory. In Palo Alto, the median sale price this period fell hard, to $1,340,000, down from about $3,112,500 during the same period a year earlier. But sellers there didn't lose ground on terms. The average sale-to-list ratio actually rose by about 1 percentage point over that same year-over-year comparison. Homes sold for less. Sellers didn't negotiate from a weaker seat to get there.

None of this says why. It does say what a Saturday of showings looks like in each place right now. In Los Altos, a buyer who wants a week to think it over doesn't get that week. In the Redwood City hills, a seller who lists expecting last spring's turnaround is looking at a longer runway than planned. In Palo Alto, a lower price this period reflects which homes changed hands, not sellers caving at the table.

For a buyer setting a search alert in Los Altos, the clock is the headline. Be ready to see a home, decide, and write an offer within days. Six days is the median this period, not the outlier.

For a seller weighing whether to list in the Redwood City hills this fall, patience is the honest plan. Fifty-five days is the market being priced into right now, not the one from a year ago.

Watch which way that gap moves next. If Los Altos's pace slows back toward the rest of the territory as more listings arrive, this stretch was mostly a supply story. If the Redwood City hills' slower clock holds even as new listings show up, that's a demand question worth watching on its own terms.

Figures in this report come from MLS sold data across the territory, for the twelve weeks ending August 23, 2026.
